IBM TRIRIGA® support ends 30 September 2027

Your lease data is about to move. Nobody is going to read the leases again.

Moving to IBM Maximo® Real Estate and Facilities — the platform formerly called IBM TRIRIGA®.

Migration maps fields from the old system to the new one. It does not check them against the document. An error entered in 2019 arrives in the Maximo® application on day one looking freshly validated.

We re-read the documents, and every value we deliver carries the clause, page and line it came from.

$180–$320 per lease, published — what moves the number. Most providers in this market will not tell you until you ask.

Every row traceable to a clause. Anything the document contradicts itself about is referred, not guessed.

What goes wrong

Three failures, and none of them look like failures

These are not hard documents or bad scans. Each one produces a confident, plausible, wrong number that survives every review short of re-reading the lease.

01

The lease contradicts itself

Two clauses state different rents — usually a figure copied from the wrong row of a rent schedule. Each reads perfectly clearly on its own.

02

The unit is never stated

A rate quoted per square foot, with no period given. Per month and per year are twelve times apart, and both readings are grammatical.

03

The value is not in the document

A commencement date defined as “the date in the Delivery Notice” — and the notice was not in the file. Any date shown here was invented.

THE DIFFERENCE A CITATION MAKES

When every value carries its source, a disagreement takes ten seconds to settle instead of a week. That is the whole proposition.

Worked example

An office lease, $226,849 apart from itself

2.1 ... Base Rent ... in the amount of Twenty-Six Dollars and Fifty Cents ($26.50) per rentable square foot per annum. 2.2 ... The monthly installment of Base Rent during the first Lease Year shall be Forty-Four Thousand Three Hundred Sixty-Six and 95/100 Dollars ($44,366.95). 2.3 ... Base Rent shall increase by three percent (3.0%) on each anniversary ...
Derived
18,940 sf × $26.50 ÷ 12 = $41,825.83 a month
Stated
Clause 2.2 says $44,366.95 a month
Gap
$2,541.12 a month · $226,849 over the 84-month term
Diagnosis
$44,366.95 implies $28.11/sf — exactly the Year 3 rate under the 3% escalation. Clause 2.2 carries the wrong row of the schedule.

WHAT WE DO WITH IT

We do not pick a clause and move on. The field is referred to the client with the arithmetic, the probable cause and the documents we would need to confirm it. Which clause governs is a legal determination, and it is not ours to make.

Worked example on a constructed document, used in training. Not a client engagement.

Who we work with

Three situations where this is worth doing

Platform migrations

Moving off IBM TRIRIGA® software, or between any two lease systems. The one moment the budget and the attention are already on the portfolio.

Public sector and higher education

GASB 87 and SFFAS 54 reporting, where the standard of evidence is a procurement question as much as an accounting one.

What we deliver →

Consultancies and integrators

Subcontract capacity on lease data, under your engagement and your cover, with a decision trail that names who decided what.

Three leases. No charge. No commitment.

Pick three from a portfolio you are already working on — awkward ones, ideally. You get the full field set, the citation list, the exception report and the cover note within five business days.
